Pitch management
Your campground does not have “pitches”. It has six different inventories.
Tent, caravan, motorhome, pitch with electric hook-up, bungalow, mobile home: they sell at different prices, they free up on different timings and they are not interchangeable. Software that treats them all the same forces you to keep the real rate card somewhere else.

A single type
If the software only knows “rooms” or “spaces”, the difference between a 60 m² tent pitch and a motorhome pitch with an electric hook-up ends up in a free-text note. And notes do not calculate availability.
One price for the whole year
A campground rate card has at least three bands and often five, with dates that change every season. If the software accepts one, you write the quote by hand — and sooner or later you get it wrong.
Long stays treated as short stays
A seasonal guest occupies the same pitch from April to October. If you have to re-enter them month by month, that pitch shows as free in the middle of the season and somebody sells it.
Availability calculated on the wrong pitch
Whoever books is not buying pitch 47: they are buying “a caravan pitch with electricity”. Availability has to be calculated by type, otherwise you either turn down bookings you could have taken or accept ones you cannot honour.
How you model it
You create the types, with the names you already use
You do not pick from a closed list decided by somebody else. You create the types that really exist in your campground, with the wording you already have on your rate card and on your signs, and you link them to the real pitches.
Name, quantity, attributes
For every type you define how many pitches belong to it and what it includes: size, electric hook-up, shade, access to the waste disposal point, pets allowed.
Fixed accommodation the same way
Bungalows and mobile homes are types like any other, with their own availability and their own prices. You do not need two separate systems.
Names in several languages
The same type can have its own wording for Italian guests and for foreign ones, without duplicating the inventory.
They switch on and off
The tent area closed from October, the row under maintenance in May: you deactivate the type or the single pitch for that period, and availability recalculates itself. Nothing is deleted, the history stays.

Seasons and prices
The rate card you already have, inside the software
A season is a period with dates and a price for every type. You load it once and the quote comes out of there: what the guest sees online is the same thing the person at the desk sees.
As many seasons as you need
Low, mid, high, peak, bank holidays, the mid-August week. Each with its own validity period and its own prices.
A price per combination
Not a percentage mark-up: the exact price of that type in that season, exactly as you would write it on the printed rate card.
Tourist tax kept separate
Calculated per person and per night, with the age exemptions and the cap on taxable nights your municipality applies. It stays separate from the pitch price, as the rules require.

Availability and planning
Overbooking does not happen because it cannot be saved
Availability is calculated by type and by night. When the tent pitches are gone, that type disappears from the booking engine: it does not stay selectable only to become a problem at the desk.
One row per pitch on the planning board
Columns for days, rows for pitches. Overlaps are obvious at a glance, and in any case the system will not let you save them.
Occupancy by type
Not just the overall percentage: you know whether the weekend is full of motorhomes and empty of tents, which is the information you price next year with.
Moving means dragging
The group that wants to stay together, the family asking for more shade: you drag the booking on the planning board and the bill updates if the type changes.
Frequently asked questions
- How many pitch types can I create?
- As many as you need. There is no limit and no predefined list: you create the types that exist in your campground, with the names you already use on your rate card.
- Can I have different prices for the same pitch in different periods?
- Yes, and that is how it normally works. You define the seasons with their dates and for each season you set the price per night of every type. Seasons can change from one year to the next without redoing the inventory.
- How do you handle a seasonal guest staying from April to October?
- As a long booking: it holds the pitch for the whole period and takes it out of availability, with no need to re-enter it every month. The risk of reselling a pitch that is already taken disappears.
- What about bungalows and mobile homes?
- They are types like any other, with their own availability, their own seasonal prices and their own rules. You do not need a second system for fixed accommodation.
- Can I close a row of pitches for maintenance?
- Yes. You deactivate the pitches concerned for as long as you need: they leave availability and come back on their own on the date you set. Past bookings stay in the history.
- Is availability per single pitch or per type?
- Per type, which is how the guest actually buys. You assign the numbered pitch yourself, before arrival or at check-in, and you can change it up to the last moment.
